MTNL Rises 17% on Board Approval of ₹891.53 Crore Mumbai Property Sale

MTNL’s Property Sale Approval Sparks 17% Surge in Share Price

The recent board approval for a significant property sale has propelled MTNL’s shares, highlighting the company’s strategic moves amidst ongoing financial challenges.

MTNL’s board has approved the sale of a prime property in Mumbai for ₹891.53 crore, a move that has resulted in a notable surge in its share price, which rose over 17% on Thursday. This development is part of a broader strategy to address the company’s financial liabilities and improve its operational standing.

Details of the Property Sale

Mahanagar Telephone Nigam Limited (MTNL) announced that its board has approved the sale of a property located at Powai Plot-C, Technology Street, Mumbai, to the Income Tax Department. The sale, valued at ₹891.53 crore, involves a land area of approximately 20,895.60 square meters. This transaction is categorized as a Government-to-Government (G2G) transfer and is contingent upon the formal acceptance from the Income Tax Department, along with necessary approvals from the Presidential office and the Alternative Mechanism.

Market Reaction and Share Performance

Following the announcement, MTNL’s share price surged to an intraday high of ₹26.96, reflecting a 17% increase. As of 11:35 AM, the stock was trading at ₹25.24, up 10% on a volume of approximately 19.50 million shares on the NSE. This rally comes in the context of a 25% increase in the stock’s value since the beginning of the financial year 2026-27. However, despite this uptick, MTNL’s shares are still significantly below their 52-week high of ₹44.67, reached in November 2025.

Financial Context and Challenges

Despite the positive market reaction, MTNL continues to grapple with substantial financial challenges. The company reported a net loss of ₹842.36 crore for the quarter ending June 2026, although its revenue from operations saw a year-on-year increase of 25.9%, reaching ₹216.89 crore. For the entirety of FY26, MTNL recorded a staggering loss of ₹3,101 crore, with total liabilities amounting to ₹40,010 crore. The government has identified asset monetization, such as this property sale, as a crucial strategy to help MTNL manage its debts.

Government’s Stance on MTNL’s Restructuring

The Indian government, which holds a 56.25% stake in MTNL, has not indicated plans for a new restructuring strategy for the company, as stated by Union Minister for Communications Jyotiraditya Scindia in July. This lack of a restructuring plan raises questions about the long-term viability of MTNL, particularly as it seeks to navigate its financial difficulties through asset sales and operational improvements.

Key Highlights

  • MTNL’s share price surged 17% following the board’s approval of a ₹891.53 crore property sale.
  • The property, located in Powai, will be sold to the Income Tax Department as part of a G2G transfer.
  • Despite the share price rally, MTNL’s financial health remains precarious with significant losses reported.
  • The company recorded a net loss of ₹842.36 crore for Q1 FY27, despite a 25.9% increase in revenue.
  • The government has not proposed any new restructuring plans for the debt-laden MTNL.

Investor Note: Investors should consider the implications of MTNL’s asset monetization strategy against the backdrop of its ongoing financial struggles. While the recent property sale may provide a temporary boost, the company’s long-term viability remains uncertain without a clear restructuring plan from the government.
