Anarock Property Consultants Seeks ₹1,000 Crore Through IPO to Fuel Growth
The real estate consultancy firm aims to enhance its technological capabilities and expand its business footprint.
IPO Structure and Offer Details
The proposed IPO consists of a fresh issue of equity shares worth up to ₹550 crore and an Offer For Sale (OFS) of up to ₹450 crore, as detailed in the Draft Red Herring Prospectus (DRHP) filed on Wednesday. Promoter selling shareholders, including Peter Properties Ltd and Khushi Trust, along with various funds managed by 360 ONE, Om Sai Trust, and Colared Consultants and Traders LLP, will participate in the OFS.
Additionally, Anarock may consider a pre-IPO placement of up to ₹110 crore, which would reduce the size of the fresh issue accordingly. This strategic move indicates the company’s proactive approach to securing necessary capital ahead of its public listing.
Funding Allocation for Growth Initiatives
The proceeds from the fresh issue are earmarked for both organic and inorganic growth strategies. Anarock plans to invest ₹80 crore in artificial intelligence (AI) and technology enhancements for its transaction advisory business. Furthermore, ₹25 crore is allocated for technology solutions through its subsidiary, ACP, and ₹15 crore for Anacity.
In addition to technology investments, the company has set aside ₹89.5 crore for strengthening existing operations and expanding specialized services through talent acquisition. A significant portion of the funds, ₹148 crore, is designated for the DSP Acquisition, while the remaining proceeds will support unidentified acquisitions, strategic initiatives, and general corporate purposes.
Background and Market Position
Anarock has previously raised ₹200 crore from 360 One Asset Management Ltd in 2024 to bolster its growth strategies. The firm currently employs around 2,300 professionals across key tier-1 and tier-2 markets in India and the Middle East, positioning itself as a significant player in the real estate consultancy sector.
The IPO is being managed by ICICI Securities, IIFL Capital Services, and 360 ONE WAM as the book-running lead managers, with KFin Technologies serving as the registrar to the offer. The equity shares are expected to be listed on both the BSE and NSE, providing investors with a chance to participate in the company’s growth journey.
