Loan Eligibility & FOIR Calculator

The FinBrooks Loan Eligibility & FOIR Calculator helps you estimate your affordable EMI capacity and an indicative loan amount using your monthly income, existing EMIs, selected FOIR limit, expected interest rate and loan tenure. It gives you a quick view of how existing obligations can affect your potential borrowing capacity.

What is FOIR?

FOIR stands for Fixed Obligations to Income Ratio. It is a ratio used to understand how much of a person's monthly income is already committed to fixed financial obligations such as loan EMIs. In simple words, FOIR shows the relationship between monthly income and fixed monthly repayment obligations.

For example, if your monthly income is ₹1,00,000 and your existing EMIs are ₹20,000, your current FOIR is ₹20,000 ÷ ₹1,00,000 × 100 = 20%.

If a 50% FOIR limit is selected, the maximum total monthly obligation for this estimate would be ₹50,000. After an existing EMI of ₹20,000, approximately ₹30,000 of additional EMI capacity would remain.

How is FOIR calculated?

The basic ratio is: FOIR = Existing Monthly Obligations ÷ Monthly Income × 100. A lower existing FOIR generally leaves more room within the selected FOIR limit for a new EMI.

What is Loan Eligibility?

Loan eligibility is an estimate of the loan amount that may fit within your available EMI capacity. This calculator first estimates the maximum total EMI under the selected FOIR limit, subtracts existing EMIs, and then converts the remaining EMI capacity into an indicative loan amount using the selected interest rate and tenure.

How does existing EMI affect loan eligibility?

Existing EMIs reduce the amount of income available for a new loan obligation. With the same income and FOIR limit, a person with lower existing EMIs will generally have more additional EMI capacity in this calculation than a person with higher existing EMIs.

What does a 50% FOIR limit mean?

A 50% FOIR limit means that, for this estimate, total fixed monthly obligations are capped at 50% of monthly income. It does not mean that every bank or NBFC will use exactly 50%. Actual lender criteria can differ.

Does a higher FOIR increase loan eligibility?

Mathematically, increasing the selected FOIR limit increases the EMI capacity available in this calculator when income and existing obligations remain unchanged. However, the selected FOIR is an estimation parameter and should not be treated as a universal lender rule.

How does loan tenure affect eligibility?

A longer tenure can support a higher loan principal for the same EMI capacity because repayment is spread over more months. However, a longer tenure can also increase the total interest paid over the life of the loan.

How does interest rate affect loan eligibility?

For the same available EMI and tenure, a higher interest rate generally supports a lower principal amount, while a lower rate generally supports a higher principal amount. This calculator uses the selected rate to convert available EMI capacity into an indicative loan amount.

Can I get a new loan if I already have existing loans?

Existing loans do not automatically mean that a new loan is impossible. What matters in this calculation is how much of your monthly income is already committed and how much EMI capacity remains under the selected FOIR limit. Actual approval depends on the lender's complete assessment.

What is the difference between FOIR and EMI?

EMI is the monthly instalment paid towards a loan. FOIR is a percentage that relates fixed monthly obligations to income. In simple terms, EMI is an amount while FOIR is a ratio or percentage.

Is FOIR the same for every bank and NBFC?

No. The FOIR used for lending decisions can vary by lender, loan product, applicant profile, income type, existing obligations and other underwriting criteria. The FOIR selected here is only an estimation parameter.

What factors can affect actual loan eligibility?

Actual eligibility may depend on income, existing obligations, credit history, employment or business profile, age, income stability, lender policy, loan product and other underwriting requirements. The calculator does not guarantee that a lender will offer the estimated amount.

How can I improve my loan eligibility?

  • Reduce unnecessary existing monthly debt obligations.
  • Maintain stable and properly documented income.
  • Maintain a healthy credit profile and repayment history.
  • Avoid unnecessary new credit obligations before applying.
  • Choose a loan amount and tenure that fit your repayment capacity.

Can a good credit score improve loan eligibility?

A strong credit profile can be an important part of a lender's assessment, but it is not the only factor. Income, existing obligations, employment or business profile, lender policy and other underwriting criteria can also affect the final decision.

Is the result of this calculator guaranteed loan approval?

No. The result is an indicative estimate based on the entered numbers and selected FOIR, interest rate and tenure. A bank or NBFC may calculate eligibility differently and may approve a different amount or decline an application after its complete assessment.

How should I use the FinBrooks Loan Eligibility & FOIR Calculator?

Enter your monthly income, existing monthly EMIs, an appropriate FOIR limit, expected interest rate and loan tenure. The calculator then shows estimated maximum total EMI, available additional EMI capacity and indicative loan eligibility. The projection table can help you understand how the estimated loan amount changes with different repayment tenures.
