The IPO of Veegaland Developers has garnered significant attention, reflecting investor confidence in the company’s growth trajectory.

Veegaland Developers’ IPO was subscribed 62% on its first day, indicating robust demand for its shares as investors eye the company’s expansion in Kerala’s real estate market.

IPO Subscription Details

Veegaland Developers’ initial public offering (IPO) opened for subscription on September 10, 2026, and will close on September 15, 2026. On the first day, the IPO was subscribed 62%, with bids for 70.26 lakh shares against the 1.13 crore shares on offer. The price band for the IPO is set between Rs 130 and Rs 140 per equity share, with a total fresh issue of equity shares aggregating to Rs 210 crore.

Retail investors can bid for a minimum of 107 equity shares, with a maximum subscription limit of Rs 2 lakh. The issue is being offered through the book-building route, and shares are expected to be listed on both the Bombay Stock Exchange (BSE) and the National Stock Exchange (NSE).

Anchor Investor Participation

Prior to the public offering, Veegaland Developers allocated 45 lakh equity shares to anchor investors at the upper price band of Rs 140 per share, raising Rs 63 crore. Notably, a domestic mutual fund received 3.57 lakh shares, representing 7.94% of the total anchor allocation, through its Taurus Mid Cap Fund and Taurus Flexi Cap Fund schemes. This participation from institutional investors may signal confidence in the company’s growth potential.

Business Overview and Growth Prospects

Veegaland Developers, founded by Kochouseph Thomas Chittilappilly, specializes in the planning, development, and sale of multi-storied residential projects in Kerala. The company has successfully completed 10 residential projects, totaling 1.105 million square feet, with all units sold. Currently, it has 12 ongoing projects and three upcoming projects, which are expected to drive future revenue growth.

The company employs a combination of outright land purchases and joint development arrangements, allowing it to maintain an asset-light model. As of August 31, 2026, Veegaland holds 6.51 acres of land for future residential development. The funds raised from the IPO will be primarily used to finance ongoing projects and for land acquisitions, which could further enhance its project pipeline.

Financial Performance and Challenges

In FY26, Veegaland Developers reported a consolidated revenue of Rs 250.98 crore, marking a 30% increase from the previous fiscal year. Operating profit rose by 32% to Rs 39.46 crore, while net profit increased by 30% to Rs 26.61 crore. However, the company has reported negative cash flows from operating activities in the last two fiscal years, which could be a concern for potential investors.

Despite these challenges, Veegaland’s strengths lie in its project execution capabilities, a strong sales track record, and a robust pipeline of projects. The company’s focus on the Kerala market, where demand for residential properties remains strong, positions it well for future growth.
